After we have all of the property information, we will perform Due Diligence. This may take up to 48 - 72 hours

Step 4

If you're undecided as to whether you want the Partnership Model or the Joint Venture Model, please review the two options below and choose the model that works best for you.

We will send you your agreement for review and signature.

Deal Structure Options

Which Option Works best for You?

Partnership

60/40 Split

PROFIT SPLIT: 60% to Land Investor, 40% to Funder

Under the partnership model, you manage the deal and receive 60% of the profits if the property sells within eight months. After eight months, 100% ownership and all equity transfer to Funder, and Funder takes over the property.

Note: After 8 months without a sale, full ownership transfers to the Funder.

Joint Venture

40/60 Split

PROFIT SPLIT: 40% to Land Investor, 60% to Funder

You bring the opportunity; we handle the rest. We provide turnkey funding and execution—acquisition, capital, agent selection, marketing, and sales—then distribute proceeds once the deal closes.

Note: In the joint venture model, the Funder manages the deal and your equity has no sale deadline.

The contracts are nearly identical, and Funder always takes title.

If you’re unsure the property will sell within six months, the joint venture model may be a better fit since it protects your equity.
