📜Summary
In this episode Travis King interviews Dave Denniston as he shares his journey from financial planning to land investing, highlighting strategies for scaling a land business, managing notes, and leveraging AI. Discover how diversification, technology, and relationships drive success in real estate and beyond.
💣Value Bombs
💣 Don’t replace what works—add what scales. Dave kept his existing land strategies running while layering in larger deals, subdivides, and messy-title opportunities, allowing the old model to support the transition.
💣Cash reserves create freedom, not stagnation. Dave maintains a minimum bank balance of about $150K, then uses anything above that amount to reinvest, distribute, or pursue new opportunities without putting the business at risk.
💣AI becomes powerful when it improves management, not just productivity. Dave uses AI to monitor listing performance, evaluate sales activity, organize employee information, and connect financial data so his team can make better decisions faster.
💣Relationships can become one of your most valuable business assets. Dave describes how in-person connections led to deal flow, funding introductions, a 5,000-person lead list, and a major subdivide opportunity that would not have come from transactional networking alone.

👤Guest Bio
Dave Denniston is a land investor, entrepreneur, financial advisor, and the owner of Generation Family Properties, a multi-million-dollar land investing business that has bought and sold more than 2,000 properties nationwide. Over the years, Dave has built a remote team and developed systems around acquisitions, pricing, sales, follow-up, financing, and operations designed to create a business that doesn’t depend entirely on the owner.
Beyond his own investing business, Dave is the co-creator of Leadership in Land and host of the Land UnConference, where he brings land investors together to share ideas, solve problems, and have transparent conversations about business, leadership, and growth. His experience also extends into financial planning, private lending, capital strategy, and practical uses of AI and automation.
Dave is passionate about land, leadership, faith, family, and helping other entrepreneurs learn from both his successes and the expensive lessons he’s picked up along the way. His philosophy is simple: the deals matter, but long-term success comes from building the person, team, systems, and relationships behind the business.
